What do you look for in an Agent to help facilitate the sale of your property?
A key factor would be unsurpassed knowledge of all aspects of land including site evaluation, soil types and uses, development potential, restrictions, zoning requirements, conservation laws, highest value of potential use, identification of potential target buyers, comparable property sales and competition to name a few. Without the knowledge and expertise to identify theses variables correctly it is often difficult to properly price your property. In addition potential purchasers are looking to identify all the attributes and uses of the land themselves. Knowledge and proper pricing leads to a fair market valuation that insures the highest possible sale price in the shortest amount of time. A second key factor would be exposure and quality marketing. Sounds simple enough but seldom implemented properly. The higher number of potential purchasers that are exposed to a property typically leads to a greater number of interested potential purchasers. Proper marketing can reach those potential purchasers that are looking specifically for your property which results in the highest perceived value.

I have a long standing generational history on the Eastern Shore of Md and DE. My family has owned 1000’s of acres of land and still own some beautiful properties today. We have enjoyed them for their recreational value whether quality managing them for hunting, growing row crops, timber harvesting, conservation easements, developments, raising horses and livestock, family homesites and so forth. I grew up experiencing and being apart of it myself. I took this knowledge and applied it to my career as a Land Specialist. My success has been proven in my Industry with over 50,000 acres of Land being sold in the past 24+ years. I have developed a network of resources and contacts over the years. My educational background with a Masters Degree in Business and Marketing combined with a dedicated marketing staff enables me to be a technological leader and marketer in the Industry. The way in which we market has changed significantly and so are the tools we use. I was the first in the area to use helicopters and small planes to take aerial shots of properties for sale. Now we have advanced to using drone footage and video, incorporating specific websites to properties, target marketing through social media, syndicating to 500+ websites and use of advanced networking on CRM platforms. I have evolved into a marketing media group and with the advancements comes increased marketing costs but I have maintained the highest spend per property than all other Agents in the area, realizing the importance of doing so.
