“Land is timeless, the chance to own it is not….”

The importance of hiring the right Agent when purchasing Land …. land is not created equal nor are Agents knowledge thereof.  Each parcel of land is somewhat or very different then the next. Unlike residential home or condo sales there are so many unforeseen aspects and knowledge needed in which to purchase land. Typically a Residential Agent knows the basics about land, but it is the details that provides the confidence in doing so. It takes a skilled and experienced Land Specialist to identify not only the setbacks, zoning codes, new regulation and codes, restrictions, easements, site evaluation, potential permittable uses but also an Agent who knows values. I have spent over 23 years placing and identifying the value of Land as a career. I spent countless hours even as a kid riding around with my Grandfather listening to him explain the attributes of Property and Land. I guess you could say it was in my blood for most of my life. Given my background and unsurpassed insight into land ownership I can usually identify a property for a Purchaser that is not even listed for sale on the open market. I have many valuable resources and contacts to help identify potential properties as well.

What happens after the sale…..  Once you purchase your land their is typically little support from your Agent afterwards. To me purchasing land, provided you and your Agent did the important due diligence prior,  is all about what comes next to make it your own. For someone looking to use the property for a recreational hunting tract that requires local knowledge and insight with foresters, wildlife specialist, farmers, pole barn builders, etc…. look no further as I have worked closely with all. For a Land Developer who needs insight and connection to local zoning Attorneys, land planners, builders, surveyors, etc…look no further. For those looking to have a Farm for their horses and kids and need local knowledge of where to buy the best hay or grains, sand, pasture mix or need a local Vet…look no further.
